Track and Fix

We have selected Tracker mortgages starting with a “U” prefix that offer the Track and Fix feature.  This allows your client to switch to a Fixed rate at any point within the initial product period without incurring an early repayment charge.  A booking fee may be applicable on the new product.

For a client moving home and looking to switch to a Fixed rate using the Track and Fix feature.  Your client cannot switch their Tracker to a Fixed rate at the same time as moving home, they can however switch to a Fixed rate before they apply for a new mortgage or after it has completed.

• Where your client wishes to switch their Tracker to a Fixed rate prior to applying for a new mortgage, this follows our existing mortgage retention process.  Once the switch has completed you will then need to follow our existing loyal mover process.
• Where your client wishes to switch their Tracker to a Fixed rate after they have moved.  First of all you will need to port their existing Tracker mortgage as per our existing loyal mover process.  Once this has completed, to switch their Tracker to a Fixed rate, this follows our existing mortgage retention process.
