ID requirements when using one of our panel solicitors (LMS)

In the majority of remortgage cases, the ID checks you undertake on our behalf will be sufficient without the need for additional verification. However, there are certain circumstances where the law firm’s own electronic ID check will not be sufficient.

  • Where they are carrying out additional services for the customer
  • Where they are corresponding with the customer at an address other than the property address that is being re-mortgaged
  • Where the customer is raising funds on an unencumbered property or where the customer is taking additional funds as well as re-mortgaging.

In these cases, we require our appointed law firm to obtain certified evidence of identity in addition to their electronic ID check.  

Please advise your client that they will be asked by the law firm to obtain certified identity documents confirming that the identity documents represent a true likeness of the customer.

Who can certify ID on our behalf?

  • Solicitor
  • Licensed Conveyancer
  • Fellow of the Institution of Legal Executives
  • Santander Branch Staff using the bank official stamp
  • Bank or Building Society official using the relevant organisations official identity certification stamp
  • Post Office Master using their official identity certification stamp
